All bookings are accepted on the basis that you have read, understood and agree to abide, and be bound, by the following Terms and Conditions and House Rules.
Silverleaf Cottage is SMOKE FREE, without exception.

Upon payment in full of your accommodation and booking fees you will be sent details regarding keys.
All guests are responsible for the safekeeping of accommodation keys/remote controls and call out fees are payable if a replacement key is required after hours. Replacement keys are $60 and will be deducted from bond (if applicable) or credit card. Should lost keys be returned the replacement key monies will be refunded. All keys are to be returned to the key safe no later than 10.00am on your departure date. Late checkouts without prior arrangement will be charged at full daily rental without exception.
All monies paid are non-refundable. However, in exceptional circumstances, if you cancel or fail to use your holiday accommodation booking, a refund may be payable (after deduction of $50.00 Administration Fee) if the accommodation is able to re-booked for the same period. Changes to date of booking are subject to availability and must be made at least 7 days prior to initial booking. A fee of $50 applies to change booking within 48 hours of initial booking.
Conditions of Use
NUMBER OF OCCUPANTS - Silverleaf Cottage accommodates a maximum of 2 people.
There is one Queen size bed only.
**There are NO facilities for children**
Please note there is a spiral staircase which is narrow and steep.
Unless otherwise previously agreed with the Agent/Property Owner, all holiday accommodation must only be used for private, residential usage only and to accommodate the number of guests stated on your Booking Confirmation. No functions or parties may be conducted at the Property under any circumstances. Exceeding the stated number of guests will result in a termination of your Booking and you being required to vacate the Holiday Accommodation immediately without refund. Charges for additional guests will be debited to your Credit Card without further notice.
Additional caravans, motor vehicles, motorcycles and the erection of tents are strictly prohibited.
WHAT TO BRING
All premises are fully self-contained, including all linen and amenities.
Beach towels are not provided.
Tea/coffee is provided. Food is not provided.
All holiday accommodation bookings are accepted on the basis that all holiday occupants will treat the property with the same respect as their own home in accordance with these terms and conditions. Any additional cleaning expenses will be debited to your Credit Card without further notice if the Rules are not complied with. Silverleaf Cottage is fully serviced. Property servicing takes place between 11:00am and 2:00pm and arrangements are discussed with guests prior to arrival.
Additional charges or immediate termination may apply in the event of unnecessary or excessive noise nuisance or disturbance caused to neighbouring properties during your occupancy. I/We hereby acknowledge and agree that the Agent has the absolute and sole discretion to cancel my/our occupancy in the event that my/our actions or behaviour compromise the safety and/or quiet enjoyment of neighbouring properties or others. I/We hereby agree that I/we will be fully responsible and liable for payment of all charges incurred, irrespective of such cancellation, together with any financial loss suffered by the Property Owner and/or Agent, to be debited to my credit card without further notice.
No pets are allowed either onto the grounds of the Property, nor inside the holiday accommodation under any circumstances. The Agent is not responsible for the confinement of your pet. Any pets found in holiday accommodation properties will result in a termination of your booking and additional cleaning charges will be debited to your Credit Card if this occurs.
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the Property, its furniture fittings, or any consequent loss suffered by the Property Owner/Agent. Any such breakages, damage or loss must be reported IMMEDIATELY to the Manager and either replaced to the satisfaction of the Property Owner/Manager, or paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your Credit Card without further notice and/or legal action. Examples include but are not limited to any breakage, damage or excess cleaning requirements. Linen, towels and bathrobes are provided for usage by guests during their stay only, any items missing after checkout must be paid for immediately to avoid legal action. Theft will not be tolerated. Should legal action be necessary then the guest/s is liable for all costs incurred as a result of such action.
Credit card details are securely processed as a pre-authorisation immediately prior to stay as an alternative to cash Holiday Rental Bond. Pre-authorisation is released within 7-10 days following a post stay inspection of the premises, subject to the booking terms and conditions, and provided the premises and contents are left in the same condition as at the start of booking. In providing your nominated credit card for payment or pre-authorisation for holiday rental or security against any damage to the property or contents, you guarantee that you are authorised to use the nominated credit card to meet your payment obligations under Silverleaf Cottage’s Terms and Conditions and authorise manager of Silverleaf Cottage to debit amounts from, or credit funds to, the nominated Credit Card in respect of outstanding fees and or repairs or replacement costs for any property or contents damage, theft or other loss identified. Silverleaf Cottage manager will debit any outstanding fees and or repairs or replacement costs as soon as practicable after the relevant costs are incurred. If there are insufficient funds available in the nominated credit card to meet your payment obligations under these Terms and Conditions; or a transaction on the nominated credit card is declined for any reason, you will be charged a Dishonour Fee by Silverleaf Cottage manager.
I/We agree to permit all repair and/or service personnel to enter the Property for the purposes of conducting any repair, service or maintenance deemed necessary by the Property Owner/Agent.
Please remember to take your personal property and belongings with you upon your departure as the Property Owner/Agent accept no responsibility for any such items left behind.
Telephone and internet access via cable is not available to the holiday accommodation. Internet access to iPads can be made using ‘personal hotspotting’ via mobile phone.

If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg: fire, storm, damage, etc.) then you will be informed immediately and Management will endeavour to obtain suitable alternative accommodation for your occupancy, failing that all moneys paid will be refunded in full.
I/We hereby acknowledge and agree that the Property Owner and Agent will not be held responsible nor liable for:
-any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the holiday accommodation due to my/our failure to comply with the Terms and Conditions
-any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our/their part
-any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused as a result of insects or wildlife in or around the holiday accommodation site. All occupants are to take specific care at all times within this area and requested not to approach any such wildlife under any circumstances.
-any noise, disturbance or inconvenience caused as a result of renovation/building/road works being carried out in or near the vicinity of the holiday accommodation.
It is hereby agreed that the Agent provides holiday accommodation booking services only for and on behalf of the Property Owner. Any property descriptions or advertising materials are to be viewed as a general guide only. The Agent or its representatives will not be held responsible or liable for any deficiency in the holiday accommodation or its furniture/fittings. Guests are granted a limited permission to occupy the Property for holiday purposes; This is not a residential tenancy agreement under the residential tenancy legislation. The Property Owners reserve the right to cancel any holiday accommodation bookings at any time, and in this event, all reasonable endeavours will be used to offer you alternative holiday accommodation but without liability.
